Keller Development Group principals co-invest in each deal with a meaningful investment amount to align interests within the partnerships. We invest in individual properties, not a fund with hundreds of investors trying to place massive amounts of capital. We match individual investors with individual property investments. Our structure is
distinctively personal, unlike a fund structure, which provides large scale investors and capital, but lacks personal touch, efficiency, and often tends to focus on the sponsor’s exorbitant fees. We invest with a long-term vision in mind, choosing quality investments that have opportunity in the short-term, yet durable economic factors that bode well for value and cash flow enhancement over time.

Investment Strategy Overview –
As an investment sponsor, KDG co-invests in every deal as an effort to align its interest with its partners. KDG strives to provide full transparency of each investment and once partnered to inform and counsel with each of its investors before any major decision is made, such as making additional capital improvements, to refinance, or to sell the asset.

Property Locations: Highly visible from major thoroughfares, near grocery and retail, near economic drivers, large employment areas, within good school districts, near high income areas, and near growing universities.

Property Markets: Utah, Arizona, Nevada, Idaho, New Mexico, and Colorado.

Market Characteristics: Robust markets boasting job growth, population growth, wage growth, combined with favorable supply/demand factors and high barriers to entry.
INVESTOR OPPORTUNITIES
KDG has a pipeline of investment opportunities that focus on three approaches:

1) Acquisition of existing quality operating assets
2) Acquisition of existing tired or mismanaged assets, or
3) Land for Development of new assets.

Acquisition of existing properties are typically, the lowest risk profile and with that relatively lower, yet immediate and predictable returns. The asset is usually a newer or well-maintained asset, has a quality location, with no major issues in building structure and current operations.

VALUE ADD PROPERTIES
Value-Add Properties are typically, a medium level risk profile, targeting higher returns to compensate for additional risk to achieve higher rents than historically achieved. The asset is usually an older or poorly maintained asset, still with a quality location, and an additional opportunity of upside through renovation and professional management.
DEVELOPMENT PROPERTIES
Development Properties are typically, located in an emerging or infill market, quality location, and an opportunity to fill housing demand. This approach requires patient capital to work through multi-year process of entitlement, development, lease-up, and financing. The opportunity is to develop the highest quality assets, while creating substantial value and predictable cash flows.
